Inspired by a Californian beach house, this private residence is located on the park lining Kitsilano beach. The home captures the essence of coastal living with a blend of modern frame elements and breathtaking park and water-facing decks, allowing residents to fully immerse themselves in the stunning urban coastal landscape.

The exterior of the beach house incorporates clean lines and contemporary details, reminiscent of modern Californian beachfront properties. The primary structure features a combination of large openings, frame elements and roof decks. Large floor-to-ceiling sliding doors provide uninterrupted panoramic views to the park and the water while the decks afford an intimate indoor/outdoor connection above the street.

The site is located in a flood plain along the beach and the design anticipates the expected 100-year sea level rise. The first level is raised 1.5m above the street which also affords the home privacy above the public realm along the street with the help of the carefully landscaped entry sequence around a front yard patio.

The living spaces are organized on the second floor sandwiched between the two sleeping levels. These spaces are focused on the view through the glass sliding doors spanning the width of the home. The top level of the home is exclusively the principal suite with a walk-in-closet and a spa ensuite and a completely private deck surrounded by planters, facing the view.

The complex site conditions for this home required careful attention to construction detailing and co-ordination, to deliver a sustainable and durable home. Designed to consider sustainability as an integral component, this home integrates a highly insulated envelope and mechanical systems optimized for comfort and energy efficiency.
